1. 3D Laser Scanning & Data Acquisition

Scan-to-BIM transforms raw terrestrial laser scanner data (e.g., Leica RTC360, Faro Focus) into parametric, intelligent Autodesk Revit models. High-definition LiDAR captures millions of georeferenced spatial points per second with sub-millimeter accuracy.

Key field acquisition practices include placing spherical targets or checkerboard targets in overlapping scan stations to guarantee global registration precision under 3 mm error.

2. Registration & CloudCompare Optimization

Raw scan data exported as raw formats (.e57, .fls) undergoes registration and noise filtering in Leica Cyclone REGISTER 360 or open-source CloudCompare.

The processing pipeline includes:

3. Modeling As-Built Conditions in Revit

Link the indexed .RCP file into Revit using Origin-to-Origin shared coordinates. Cut section boxes across levels and grid axes to extract accurate building geometry.

Structural ElementModeling TechniqueTolerance Target
Concrete Columns / BeamsFit section to slice; capture out-of-plumb verticality± 5 mm
Floor Slabs & DecksModel slab shape editor / surface topography for sag/deflection± 3 mm
MEP Pipe Run / DuctingAuto-fit pipe centerlines via Scan-to-BIM plugins± 10 mm
Masonry WallsModel inclination and variable thickness sections± 5 mm

4. Model vs Scan Deviation Analysis

Verify as-built BIM accuracy by performing a 3D surface deviation analysis in CloudCompare or Autodesk Navisworks. Color-coded heatmaps compare the newly generated parametric BIM elements against the original point cloud data to highlight model deviations exceeding specified LOD tolerances.

Scan-to-BIM Best Practices

  1. 1

    Control Points

Tether laser scan surveys to total station survey benchmarks for precise site georeferencing.

  2. 2

    Unified Point Cloud Files

Export decimated .RCS files per level to prevent Revit memory lag during large-scale model navigation.

  3. 3

    Define Level of Accuracy (LOA)

Specify USIBD Level of Accuracy (LOA 10 to LOA 50) in contract documents prior to modeling.
